Owner FAQ
Questions sellers and landlords ask.
How do you value a property in Dubai?
Against recent DLD transactions in the same building and for similar units nearby, adjusted for floor, view, condition and layout. Asking prices on the portals are a poor guide, because many homes are listed well above what they sell for.
How much does it cost to sell a property in Dubai?
The main cost is agency commission, usually 2% plus VAT and agreed in Form A. Add the developer's NOC fee (around AED 500 to 5,000 plus VAT), any unpaid service charges and, with a mortgage, the bank's early-settlement fee. The 4% DLD transfer fee is normally paid by the buyer.
How long does it take to sell a property in Dubai?
A well-priced resale often finds a buyer within a few weeks. From signing Form F to transfer usually takes two to four weeks for a cash buyer and longer when the buyer needs a mortgage or the seller has one to clear.
Can I sell a property that still has a mortgage?
Yes. The bank issues a liability letter for the outstanding amount, which is paid off from the sale at transfer, and the bank releases the mortgage the same day. The buyer's funds or bank cover the settlement.
Can I sell an off-plan property before handover?
Usually, once the developer's own threshold has been paid (often 30 to 40% of the price). The developer charges a transfer or NOC fee, and the buyer takes over the remaining payment plan.
Who pays the agency fee when renting out a property in Dubai?
On a yearly tenancy the tenant usually pays it, commonly 5% of the annual rent. Landlords pay for ongoing property management only if they choose it, often around 5 to 8% of the rent.
