Six steps to a let

How a yearly tenancy runs, start to finish.

  1. 01

    Choose the model

A yearly tenancy for steady income with little effort, or a licensed holiday home for higher, less predictable income and more work.

  2. 02

    Set the rent

Price against recent leases for similar units in the building. On renewal, the RERA rental index decides how much the rent can rise.

  3. 03

    Find a tenant

Through an agent, or yourself. On a yearly let the tenant usually pays the agency fee, commonly 5% of the annual rent.

  4. 04

    Sign and register

Use the standard tenancy contract, take the security deposit and rent cheques, and register the contract on Ejari.

  5. 05

    Manage the tenancy

The landlord usually handles major maintenance unless the contract says otherwise. Changes to terms need 90 days' notice before renewal.

  6. 06

    End it properly

Taking the home back for a sale or your own use needs 12 months' written notice, served through a notary public or registered post.

Landlord FAQ

Questions landlords ask us.

Do I need to register a tenancy in Dubai?

Yes. Every residential tenancy is registered on Ejari, the system run by the Dubai Land Department's RERA. The registered contract is what tenants use for DEWA connections, visas and disputes, and it protects the landlord too.

How much can I raise the rent?

Only at renewal and only within the RERA rental index: the further the current rent sits below the average for similar homes, the more it can rise, up to a cap. You must give written notice at least 90 days before the contract ends.

How much deposit do landlords take?

Commonly 5% of the annual rent for an unfurnished home and 10% for a furnished one. It is returned at the end of the tenancy, less the cost of any damage beyond normal wear.

How do I get my property back from a tenant?

At the end of the contract, for reasons the law allows such as selling, moving in yourself or major renovation, with 12 months' written notice served through a notary public or registered post. Disputes go to the Rental Disputes Centre.

Can I rent my apartment on Airbnb?

Yes, as a licensed holiday home. You need a permit from Dubai's Department of Economy and Tourism, the building or developer must allow short stays, and the home has to meet the licensing standard.
