Off-plan works differently: you pay the developer in stages (often 10–20% at booking), the DLD fee is usually due at booking, there is normally no buyer commission, and a mortgage only starts at handover. Off-plan vs ready

How to keep costs down

  1. 01

    Compare off-plan and ready

Off-plan avoids buyer commission and spreads payments, but you wait for handover. Ready homes earn rent from day one.

  2. 02

    Check service charges first

Two similar flats can differ by thousands a year. Ask for the building's last three years of charges.

  3. 03

    Shop the mortgage

Arrangement fees, rates and fixed periods vary between banks; a broker can often get fees waived.

  4. 04

    Negotiate on launches

Developers sometimes cover part of the DLD fee or improve the payment plan, especially in the first phase.

Figures are typical as of October 2026 and change from time to time. Confirm current fees with the Dubai Land Department, your bank and your agent before you commit.

Costs FAQ

How much cash do I need to buy a property in Dubai?

On a ready property with a mortgage, plan for roughly 25–27% of the price in cash: a 20% minimum down payment for most first-time expat buyers, plus about 5–7% in fees (mainly the 4% DLD transfer fee and, on resales, the 2% agency commission).

Is the 4% DLD fee charged on off-plan property?

Yes. The Dubai Land Department fee of 4% applies to off-plan purchases too, usually paid to the developer at booking so the unit can be registered. Some launches temporarily offer to cover part of it.

Do off-plan buyers pay agency commission?

Usually not. When you buy directly from a developer's launch, the developer typically pays the agent. On resales of ready homes, the buyer normally pays around 2% plus VAT.

What are service charges and how much are they?

An annual fee per square foot that covers the building's maintenance, security and amenities. It varies a lot between buildings and communities, so always ask for the last few years' figures before you buy.
