Guide Buying in Dubai

Off-plan or ready: which should you buy in Dubai?

Off-plan spreads the cost and gets you in early. Ready gets you a home you can see and rent today. Here is how the two compare, line by line.

Which suits you

Off-plan

You can wait, and want to spread the cost.

Good for buyers building towards a home a few years out, and investors who want launch pricing and can carry instalments without rent coming in.

Ready

You want to move in or earn rent now.

Good for end users who need a home this year, and investors who want income from day one and a mortgage on a property they can inspect.

Check before you sign

Six things we confirm on every purchase.

  1. 01

    The developer's record

Which projects have they handed over, how late, and how do those buildings look and rent today?

  2. 02

    Escrow and registration

Payments should go to the project's RERA escrow account, and the sale should be registered with the DLD (Oqood).

  3. 03

    The payment plan in writing

Every instalment, its trigger date or construction milestone, and what happens if handover slips.

  4. 04

    Resale terms

Many developers only allow resale before handover once a set share of the price is paid, and charge a transfer fee.

  5. 05

    Service charges

Ask for the projected rate per sq ft on off-plan, or the last three years' actual charges on a ready building.

  6. 06

    Realistic rent

Compare live rents for similar units nearby rather than the brochure yield.

Off-plan FAQ

Is off-plan property in Dubai safe?

Off-plan buyers have real protections: payments go into an escrow account for the project regulated by RERA, and the purchase is registered with the Dubai Land Department through Oqood. The risks that remain are delays and changes, so the developer's track record matters most.

Can I sell an off-plan property before handover?

Often, yes, through an assignment of the sale contract. Many developers require a minimum share of the price to be paid first, commonly 30–40%, and charge an admin or transfer fee. Check the clause in the sale agreement before you buy.

Can I get a mortgage on an off-plan property?

Some banks lend on off-plan units in approved projects, but most buyers pay the construction instalments from their own funds and mortgage the balance at handover.

Is off-plan cheaper than ready property?

Launch prices are often below comparable ready homes, and you usually avoid the 2% buyer commission. Against that, you wait for handover with no rent and take on construction risk. The better deal depends on the project and your timeline.

Does buying property in Dubai give me a visa?

Property worth AED 2 million or more can qualify the owner for a 10-year Golden Visa, subject to the current rules, and smaller purchases may qualify for other residence visas. Rules change, so confirm with the authorities before you rely on it.
