How much deposit
UAE Central Bank limits, which every lender follows.
- Up to AED 5M
- At least 20% down for resident expats on a first home (the bank lends up to 80%).
- Over AED 5M
- At least 30% down (the bank lends up to 70%).
- Second home
- Banks usually ask for 40% or more down on an additional property.
- Non-residents
- Fewer banks lend, typically at 50–60% of the price, so plan for a larger deposit.
The calculator covers the main costs. For trustee, valuation and bank fees, see every buying cost; buying with residency in mind, how the Golden Visa works.
Indicative figures as of October 2026, not a mortgage offer or financial advice. Lenders set their own rates, fees and criteria; financing introductions are made to independently licensed advisers.
